Of course yours may vary based on the martini glass, brand and age of bourbon, vermouth selection, and of course your choice of cell phone. This shot was made with Elijah Craig 18 year old bourbon, Noilly Prat sweet vermouth, and a Blackberry Storm.

Sandra Bullock as my neighbor?! Gawd NO!

The votes have been counted in the fourth annual Zillow Celebrity Neighbor Survey and you won't believe the results! Sandra Bullock seems to be the celebrity of choice if Americans could choose their neighbors. (I would have chosen Hugh Hefner for obvious reasons!)

Other notables that ranked high on the list are Sarah Palin who took second place with a whopping 10% of the vote and the Obama family placed 3rd with only 8%. Kind of makes you wonder what would have happened if she had ran for the office of the Prez instead of VP!

Overpriced Homes and the Agents Who List Them - Vancouver WA Real Estate

We currently have some buyers who are looking for a new home in Vancouver Washington. They are cash buyers, would like to find a home that will close quickly, and will not spend a penny over $200,000. Their price range is right in line for the neighborhoods that they are targeting.

As we were viewing homes in the neighborhood, we drove past a listing that didn't show up on my search. My clients were interested, so I stopped to get a flyer. The home was a little older than what we were targeting but they liked it and thought that it was worth knowing about. There was no price on the flyer and a quick call to my assistant gave me all of the information that I needed:

1. VACANT - Show any time and no need for any appointment.
2. LISTED for 14 months with no price reductions.
3. OVERPRICED by about $35,000. Listed price $229,000 and comps out between $190,000 and $195,000.

Based on the price, I recommended that we pass on the home and continue to look at others. They really wanted to see it so we took the quickie 5 minute tour. Although it wasn't in the best condition, it ended up being tied for first place of the homes that we toured.

You don't have to read ahead to know where this story is going. That is the home that they wanted to write on. We were going to buy one of the top two homes in the next 2 weeks, so as long as the other didn't go under contract while we were messing with the overpriced one, I wasn't too bothered.

I figured that if we were going to go through the motions of writing we might as well write the strongest offer possible so I did my homework.

I talked to the listing agent who admitted that the home was severely overpriced and he told me that they had not received an offer in the entire time that it was listed.

I ran comps and submitted them with the offer to demonstrate what the real value of the home was and to show them why we were writing a $195,000 offer.

I sent the listing for the other home that my clients liked and I let them know that if they didn't accept our offer, we would be buying that home. The home was actually 122 sq. feet bigger, 20 years newer, just 3 blocks away, and listed below it market value.

We submitted our offer on December 17th at 1:05 p.m.

Here is the response:

Thank you for writing an offer on (edit)th St. Conversing with my
Seller he feels the offer is too low to even respond. I have to
concur based on my 14 years of real estate experience.
Generally a low ball offer is somewhere around 9-10% below list price.


He followed up with a phone call to let me know how offended he was by my offer and he decided to educate me again about the "Low Ball Offer" rule based on his 14 years of real estate experience.

I thanked him and pointed out that the "Low Ball Offer" rule doesn't apply on homes that are more than 15% overpriced! He asked about the other home that my clients liked and I let him know that we already had verbal acceptance and would be completely signed around by that afternoon.

It is currently 10:07 on December 30th and we are currently waiting to hear from the title company informing us that it has recorded.

Honesty Pays!

On 11/23/2010, I wrote a post  about my frustrations with agents who "Buy Listings" by telling the owner that the home is worth much more than market value. (The Dangers of Overpricing in a Declining Market.) I mentioned two listings that I recently lost.

The thought process behind this strategy is that the other (ethical) agents will present the seller with the actual market value and then they (the EVIL agent) will tell them they can get much more for the home if the seller lists with them. Many sellers just choose the agent who tells them that they can get the most money for the home. Five days after the listing goes live the (EVIL) agent starts a campaign of calls to the seller begging for price reductions.

Today I received a very interesting phone call from one of those sellers. They explained that they really liked me and wanted to use me to list their home but they were swayed by the incredible price that the other agent promised. After several weeks of the other agent calling and asking for a price reduction, they cancelled their listing and decided to re-list with me.

I guess honesty does pay every once in a while!

Things Your Burglar Won't Tell You

I ran across this excellent post from my friend Catherine Condon on Active Rain. With only 9 days until Santa crawls down the chimneys of the world, I thought that I would share it with you. Of all of the tips listed, I can tell you that I hadn't previously considered more than1 or 2 of them.

"Things Your Burglar Won't Tell You", Integrity Residential Brokerage, Pepperell, MA

One of my clients, Al,  sent me the following article titled "Things Your Burglar Won't Tell You". There are a lot of helpful suggestions so I thought I'd pass it along to you. 

1. Of course I look familiar.  I was here just last week cleaning your carpets, painting your shutters, or delivering your new refrigerator.

2. Hey, thanks for letting me use the bathroom when I was working in your yard last week. While I was in there, I unlatched the back window to make my return a little easier.

3. Love those flowers. That tells me you have taste... And  taste means there are nice things inside. Those yard toys your kids leave out always make me wonder what type of gaming system they have.

4. Yes, I really do look for newspapers piled up on the driveway. And I  might leave a pizza flyer in your front door to see how long it takes you to remove it.

5. If it snows while you're out of town, get a neighbor to create car and foot tracks into the house. Virgin drifts in the driveway are a dead giveaway.

6. If decorative glass is part of your front entrance, don't let your Alarm Company install the control pad where I can see if it's set. That makes it too easy.

7.  A good security company alarms the window over the sink. And the windows on the second floor, which often access the master bedroom - and your Jewelry. It's not a bad idea to put motion detectors up there  too.

8. It's raining, you're fumbling with your umbrella, and you forget to lock your door - understandable. But understand this: I don't take a day off because of bad weather.

9. I always knock first. If you answer, I'll ask for directions somewhere or offer to clean your gutters. (Don't take me up on it.)

10. Do you really think I won't look in your sock drawer? I always check dresser drawers, the bedside table, and the medicine cabinet.

11. Here's a helpful hint: I almost never go into kids' rooms.

12. You're right: I won't have enough time to break into that safe where you keep your valuables. But if it's not bolted down, I'll take it with me.

13. A loud TV or radio can be a better deterrent than the best alarm system.  If you're reluctant to leave your TV on while you're out of town, you can buy a $35 device that works on a timer and simulates the flickering glow of a real television.


8 MORE THINGS A BURGLAR WON'T TELL YOU:

1. Sometimes, I carry a clipboard. Sometimes, I dress like a lawn guy and carry a rake. I do my best to never, ever look like a crook.

2. The two things I hate most: loud dogs and nosy neighbors.

3. I'll break a window to get in, even if it makes a little noise. If your neighbor hears one loud sound, he'll stop what he's doing and wait to hear it again.. If he doesn't hear it again, he'll just go back to  what he was doing. It's human nature.

4. I'm not complaining, but why would you pay all that money for a fancy alarm system and leave your house without setting it?

5. I love looking in your windows. I'm looking for signs that you're home, and for flat screen TV's or gaming systems I'd like. I'll drive or walk through your neighborhood at night, before you close the  blinds, just to pick my targets.

6. Avoid announcing your vacation on your Facebook page. It's easier than you think to look up your address.

7. To you, leaving that window open just a crack during the day is a way to let in a little fresh air. To me, it's an invitation.

8. If you don't answer  when I knock, I try the door. Occasionally, I hit the jackpot and walk right in.

PROTECTION FOR YOU AND YOUR HOME

If you don't have a gun, here's a more humane way to wreck someone's evil plans for you. (I guess I can get rid of the baseball bat.)

WASP SPRAY


A friend who is a receptionist in a church in a high risk area was concerned about someone coming into the office on Monday to rob them when they were counting the collection. She asked the local police  department about using pepper spray and they recommended to her that she get a can of wasp spray instead.

The wasp spray, they told her, can shoot up to twenty feet away and is a lot more accurate, while with the pepper spray, they have to get too close to you and could overpower you. The wasp spray temporarily blinds an attacker until they get to the hospital for an antidote. She keeps a can on her desk in the office and it doesn't attract attention from people like a can of pepper spray would. She also keeps one nearby at home for home protection.

FROM ANOTHER SOURCE

On the heels of a break in and beating that left an elderly woman in Toledo dead, self defense experts have a tip that could save your life.

Val Glinka teaches self-defense to students at Sylvania Southview High School. For decades, he's suggested putting a can of wasp and hornet spray near your door or bed.

Glinka says, "This is better than anything I can teach them." Glinka considers it inexpensive, easy to find, and more effective than mace or pepper spray. The cans typically shoot 20 to 30 feet; so if someone tries to break into your home, Glinka says, "spray the culprit in the eyes". It's a tip he's given to students for decades. It's also one he wants everyone to hear. If you're looking for protection, Glinka says look to the spray. "That's going to give you a chance to call the police; maybe get out."

PUT YOUR KEYS BESIDE YOUR BED AT NIGHT

Tell your spouse, your children, your neighbors, your parents, your Dr.'s office, the check-out girl at the market, everyone you run across. Put your car keys beside your bed at night.

If you hear a noise outside your home or someone trying to get in your house, just press the panic button for your car. The alarm will be set off, and the horn will continue to sound until either you turn it off or the car battery dies. This tip came from a neighborhood watch coordinator. Next time you come home for the night and you start to put your keys away, think of this: It's a security alarm system that you probably already have and requires no installation. Test it. It will go off from most everywhere inside your house and will keep honking until your battery runs down or until you reset it with the button on the key fob chain. It works if you park in your driveway or garage. If your car alarm goes off when someone is trying to break into your house, odds are the burglar/rapist won't stick around. After a few seconds all the  neighbors will be looking out their windows to see who is out there and sure enough the criminal won't want that. Remember to carry your keys while walking to your car in a parking lot. The alarm can work the same way there. This is something that should really be shared with everyone. Maybe it could save a life  or a sexual abuse crime.

Would also be useful for any emergency, such as a heart attack, where you can't reach a phone. My Mom has suggested to my Dad that he carry his car keys with him in case he falls outside and she doesn't hear him. He can activate the car alarm and then she'll know there's a problem.

My original plan with the Vancouver Washington Real Estate Photo Journal was occasionally post a photo of something interesting that I ran across during my day. Little did I know that the idea would snowball like it has. It seems that I find several photo worthy items every day!

Today, Janice and I took the day off to go skiing at Mt. Hood. One of the things that I love about living in Vancouver Washington is that there is so much to do during every season. Right now it is ski season and we couldn't be luckier than to live less than 2 hours from Timberline at Mt. Hood!

Well Lynn Krogsing asked the same question and decided to provide a solution. She leased the small shop at 1707 Main Street in Vancouver Washington, and opened Neighbors Market.

Neighbors Market in Vancouver Washington is like having your own farmers market available to you 7 days a week. The small market stocks goods from local vendors and farmers and places a heavy emphasis on fresh organic foods. Lynn has designed Neighbors Market to be "The quick, local, natural alternative for Vancouver Washington. When buying local and sustainable products is important, buy from your Neighbors."

Fresh baked bread is available in the mornings, there is always a supply of organic seasonal fruits and vegetables, and I have never seen a larger selection of local mushrooms. One of the fun things about shopping at a small local market is that they only carry the current season's harvest. You won't find oranges flown in from Florida at this market!

Lynn can usually be found at Neighbors Market stocking the shelves and chatting with her likeminded customers. I think that I just found my favorite organic market!

PS - Neighbors Market also carries a supply local organic meat. I found the spare ribs that I will be cooking in my smoker this weekend!
