Good stuff, Mark. We are seeing the same thing in some of our inland communities. And offers are, most of the time, at and above asking. Buyers are learning that this is so, even though the media still says, from time to time, that it's a buyer's market.

It is hard to explain to a buyer who offers $20k more than the listed price that their offer has been rejected. I think that it is happening more than is being reported.
