Have you ever scheduled a listing appointment and when you walked through the front door, you felt like falling to your knees and screaming "YES!" ? That happened to me last week.

I pulled up in front of the home and the first thing that struck me was that the home was in exceptional condition and it was surrounded by gorgeous gardens. When I walked inside, I could see that the owners had taken excellent care of the home. The owners chose us to list their home and asked us for tips to get the home ready for sale.

When I showed up to take pictures for the listing, every one of our suggestions had been checked off the list! I know that some of you are thinking that I am writing about some kind of dream, but this is really true!

I shot the pics, and the listing went live on Thursday at 11:30.

At 11:50, Mr. Seller got his first call to schedule a showing. Then another call at 12:05. The first agent showed the home at 1:30 and they wrote a full price offer by 3:30!

I know this isn't any kind of world record or anything, but we sure haven't seen this type of thing in our market for a while. As much as I would like to take all of the credit for this quick sale, the sellers really made some smart choices to get such a speedy response:

1. For the past 2 years they addressed all of the deferred maintenance issues that had been adding up over the years.

2. They listened to our suggestions and de-cluttered and staged the home appropriately.

3. They listened to our suggestions and aggressively priced their home to move it before the market declines any further.

Oh yeah, Mrs. Seller's awesome gardens sure didn't hurt anything!

Fantastic and a great job!!  Hopefully the sellers didn't think with the quick (very!) response and Contract that they had priced it too low.

In today's market pricing for the "sad" current market is sooooo very important and so hard for many of today's sellers caught in this mess to accept.

With so much inventory on the market competition is tough!

Karen - I think that the MLS must have been having delays. Otherwise it would have sold sooner! LOL

Robin and Sue - I just proves that the best house at the best price will sell first.

Cameron - On the surface it looks that way. This home was priced at the top of its comp range and will actually increase the value of the neighborhood. We haven't seen that in a few years.

Liz - These are the kind of sellers who make our jobs look easy!

It is a great feeling isn't it. I had one a few years ago that I got a sign call while I was still at the home. I walked out, introduced myself, took them inside then wrote an offer that very day. Sellers certainly were happy with me, didn't even leave the listing appointment and already had it sold.
