Listing with an inexperienced agent in short sales could severely affect your credit and ability to buy a home in the future!

3. Once you have chosen an agent, TRUST that agent. This is a problem that I see happen more times than I care to talk about! You chose that agent because you liked them and trusted them. If you interviewed correctly, then you have an agent who is experienced in Short sales. Please, please, please listen to your agent and follow their advise. Why? Because they are legally obligated to have your best interests in mind when consulting you about the sale of your home. Your goals and your real estate agent's goals are one in the same. You both want to get your home sold for the most amount of money possible with the least amount of hassle.

Mark, very well said, my friend. With everything going on in the market right now, sellers need to realize they are going to have to do a little more due diligence when picking a firm/agent to represent their interests - especially when their interests revolve around a specialized need. Foreclosures and short sales are not the same as an unencumbered re-sale. Loved your post. C.

Excellent post! I can't believe how many agents became "short sale  specialists" overnight in this area.  Short Sales require a diligent agent with the ability to pin the bank down a bit! half the problem with our short sales is bank response time. Buyer's get frustrated and walk.

TRUST that agent -That is a big one! All to often, the sellers will kick and scream at any suggestion coming from the agent. You hired them for their expertise, if you aren't going to listen to them and heed their advice, then why did you hire them in the first place? I want to make double sure my clients know that I have a job to do and they too have a job to do. They need to listen to our advice and do their part to help get the home sold!
