Mr. Nice Guy Wins Again!

I just ran into a client who I helped to buy a new home a few months back. She told me a very interesting story... WAIT, I am getting ahead of myself...

We were in a very competitive market for their price range and they had very specific requirements for their new home. They had narrowed there geographic location down to just 20 square blocks that was walking distance to the best schools in the county. It wasn't that they weren't willing to pay market price. It was difficult due to the fact that the area they were looking in has a very lower rate of turnover. There were only 3 homes available at the time.

We found the perfect home on the day it was listed. I called the owner to schedule a showing and was asked if I could be flexible with my timing because the family had two small children who usually napped during the time that I wanted to show the house. I agreed and we scheduled the showing for a few hours later.

I called the listing agent to let her know that I was writing an offer and I was told that there was another offer coming in. The listing agent recommended that we write our "highest and best offer" right from the start. We did.

The next day, our offer was accepted and we quickly advanced to a successful closing.

A few days after closing, the sellers realized that they had left a critical piece to their BBQ sitting on the side of the house and they asked to be able to drop by to retrieve it. The buyers were happy to oblige.

During the pick up, the seller told my client an interesting story; apparently we weren't the highest offer! The other buyer had written their offer with an escalation clause that would have put my clients about $1000 short of a successful deal. When asked why they accepted our offer, this was the response:

Your agent was so nice and the other agent was very rude. When the other agent called to make an appointment, they were upset that the kids would be sleeping and tried to "strong arm" us into allowing them to show the house according to their schedule. We would never do business with someone like that! You agent was so pleasant that we knew that the sale would be smooth and easy.

Paula and Mark Allen came to me with a special project. They were giving up "City Life" and planning to buy are farm property in Vancouver Washington. They wanted about 40 acres to run their organic farm. Imagine their suprise when I found a 160 acre farm for about 1/2 of what they were planning to spend!

Buying a selling farm properties in Vancouver Wa isn't the same a residential transactions. The buyers must do their homework to assure that the property will be suitable for their needs. In this case we wrote a 60 day feasibility study so that the Allens could verify that the property would work for them.

Carbon Monoxide Alarms - New Legislature in Washington State

Carbon Monoxide Alarms: Important Deadline & Information

Three years ago, the WA State Legislature passed legislation requiring the Building Code Council to create rules requiring all residential buildings to be equipped with carbon monoxide alarms.

The final carbon monoxide alarm rules went into effect on April 1, 2012. The basics are:

Carbon monoxide monitors must be installed in all new residential construction.
All sellers of residential property must install carbon monoxide alarms prior to closing.
There is NO REQUIREMENT for installation of carbon monoxide monitors in tenant-occupied housing, unless and until the property owner pulls a permit for interior remodeling.

Finally, in this legislative session Washington REALTORS® introduced SB 6472, which provides liability protection for real estate brokers should a seller fail to comply with requirements for installing carbon monoxide alarms. REALTORS® care about the safety of consumers, but should not be liable for a seller's omission. The bill has been passed by the Legislature and sent to the Governor for her signature.

Tip #95 - Get Discovered - 365 Tips To Becoming A Successful Realtor®

The trick is to be discovered by the right people and to be known for the right things. It is nice that your aunt Jane knows that you are a realtor and tells all of her friends at bingo about you. You will probably get a few transactions through that network. Wouldn't it be better to be discovered by the President of HR for that new corporation that is moving into town? How about one of the two bankruptcy trustees in the county?
Sometimes it is luck and sometimes its not.

Talk to all of the lenders you know and tell them what you are doing. Give them tips on new companies coming into town in exchange for leads that are developed from those tips.

Commercial agents are usually aware of big companies coming to town long before the residential guys. Talk to them and get them to refer the residential part of the business to you. Give them a healthy split to get their loyalty. These types of leads are worth it.

There are all kinds of avenues to use in an effort to get discovered. Be inventive with your approach but be sure that it is targeted and sending the right message. Remember, you are trying to be discovered as the best agent in the area, not as a tour guide!

With a little focus, you will be amazed at what this can do for your business.

Vancouver Washington residents are excited to hear that the Vancouver Community Library has been named one of the Top 10 Children’s Libraries by Livability.com, a national website that highlights more than 500 of America’s best places to live.

The editors at Livability looked at 500 different communities across the country in a search for the best libraries for kids. The children's libraries they chose not only look amazing, but they offer a variety of programs to get kids excited about reading, learning and exploring.

Vancouver Community Library boasts a children's area that is a sensory treat. The five-story Vancouver Community library features a 12,000-square-foot children's floor, which makes even getting there a fun adventure. The kids travel through a 200-foot long, four-story atrium with unique architectural details. The highlight is the EarlyLearningCenter, the largest library-based ELC in the country. Designed special for children ages 5 and younger, the brightly colored playground gets kids exploring, interested in learning and asking questions about how things work.

The best part about the Vancouver Community Library? It is directly across the street from my office. I can't wait to spend time on the sun deck over looking the Columbia River!
